This prestigious villa once belonged to the domain of Villa San Remigio and is now rented out by the private owners for a truly incomparable vacation. The extensive grounds are probably the largest you’ll find in any property by Lake Maggiore with incredible 180° views throughout the property. And the views only become more impressive as one climbs further up this three storey villa!

The Villino San Remigio (600 m²) has been carefully renovated maintaining its historical structure with high-reaching ceilings, a grand solid oak staircase, wonderful parquet oak flooring and beautiful period and antique furnishings. In combination with the latest added mod-cons it creates a magical and comfortable space in which to relax and rest your mind. Accommodating up to 18 people in 9 bedrooms it’s the ideal venue for a large group or family reunion:
- The main floor features an elegant living room with sofas and open fireplace. Dining room. Fully-equipped kitchen with access to the terrace and barbecue area. Billiards room. Toilet. Elevator.
- The first floor is surrounded by a balcony with beautiful views overlooking the garden and the lake. All the rooms have large windows opening out onto the balcony. At the center of this floor is a sitting room with comfortable sofas and TV and all the bedrooms are arranged around it: bedroom with double and single bed and en-suite bathroom (with tub and shower), bedroom with double bed and en-suite bathroom (with tub and shower), bedroom with double bed, bedroom with two single beds, bathroom with shower, toilet.
- On the second floor is a bedroom with double bed and ensuite bathroom with shower, a bedroom with double bed and adjoining small room (optional) with single bed, a bedroom with single bed, two bedrooms with double bed. Two bathrooms (one with shower and one with tub and shower).

The Villino San Remigio is set in a huge park (15.000 m²) gently sloping down over different levels and terraces towards the lake. The garden offers several outdoor dining areas and picnic spots, sunny and shady and hidden corners to day-dream and soak up the views on Lake Maggiore. Thanks to its south facing position you can enjoy the sun all day long at the pool area complete with changing rooms offering hot showers and fridge to keep the drinks cool!

The vacation villa is located on a quiet residential hill next to the town of Pallanza Verbania, only 1 km away from the charming center with its shops, cafes and restaurants. Stroll along the lakeside promenade or hop on a ferry to explore the delights of Lake Maggiore including the Borromeo Islands, the town of Stresa, the monastery of Santa Caterina del Sasso, the Angera castle and you can even go all the way to Switzerland.

Arrival and departure:
High season: reservations per week from Saturday to Saturday.
Outside of high season: minimum stay of 4 nights with a 15% discount from 6+ nights. Contact us for the exact rates.

Note:
- Accessible by people with walking difficulties and wheelchairs (entrance through the kitchen on the ground floor): there is an elevator accessing all the floors, the bathrooms are not specifically equipped for wheelchair users.
- There is no air conditioning but fans are available.
- Swimming pool open approximately from the beginning of May to end September; contact us for the exact dates before booking.
- All guests are advised to take care during hours of darkness when using the garden steps as they are not lit.
- At the bottom of the property is the house-keepers cottage: they maintain the property and will be happy to answer you any questions you might have during your stay.
- The housekeepers have a dog, please bear this in mind if you bring your own dog.
- The villa is located upon a hill at 1 km from the town, it is possible to walk but the way back is uphill so a car is recommended.
- Events can be held at the villa for a maximum of 40 people (including the guests staying at the villa). The owner does not get involved in any of the organization so the guests need to arrange and provide for everything (nothing of the villa can be used for an event): the necessary equipment, tables and chairs, dinnerware, catering, music etc.

  1. First of all, this could have been a shack on a hill and it would still be one of the most amazing places I've ever been. The views are simply insane, there's really no way to describe it and the photos don't even do it justice. This house is on the highest hill in the immediate area and the views are literally breathtaking from every window, door and angle. The house itself is also beautiful, hundreds of years old and in very good shape. The elevator was a life saver for the grandparents and a true unique benefit of this house, on top of everything else. Even though we were very late in the season, the pool remained open for us to enjoy. The hosting staff were all amazing, helped with planning day trips for the entire group and connected us with amazing vendors in the area. Highly recommended, and we hope to visit again in the future!

  5. Words cannot describe how beautiful this villa was, how special the location is, how friendly the host was, and how magical our stay was with the whole family. The pictures do not even do this magnificent villa justice. The flowers were in bloom, the land is HUGE, family enjoyed the pool, we hosted our wedding there which looked like a million dollar wedding, it was the trip of a lifetime. Any time there was a minor issue or question, Tiziana answered right away and was extremely helpful and friendly. You could tell she was concerned with making sure we were having a magical stay. I almost don’t want to write a glowing review because I don’t want the secret to get out! I want to come back again and again. But after how hard everyone worked and how wonderful our wedding and stay was, I have to share. What an absolutely magical paradise on earth. Lake Maggiore is also so much better than. Como because it doesn’t have the maddening crowds of tourists but is every bit as beautiful.

  9. We had a very pleasant stay at the villa. As far as improvements go, I would recommend installing AC, and purchasing additional glass wear. We rarely had enough glasses for drinks and wine without washing used ones during lunch and evening meals. The website should warn guests coming without vehicles that walking up the hill in the heat of summer is quite strenuous.

  10. The views and idyllic hillside setting are everything at this villa. The tranquility, majestic mountains and alluring lake views are breathtaking. Inside the villa itself the bedrooms all offer gorgeous views outside, are a decent size, rustic, chic and comfy. The gardens and grounds of the villa are kept immaculate however, because of this constant attention there is a fairly constant drone of the gardener trimming or mowing the lawn which disrupts the peace by the pool quite a lot. The Billiards Room and the lounge rooms are a great addition and served the younger children well. Compared to other villa's we've stayed at and for the price we paid for this one there could have been a few extra little touches. The BBQ was very dirty so we didn't use it and we love to BBQ, could have done with a very deep clean. One of the bathrooms on the second floor made the loudest squealing noises when you turned the sink tap on and had to be avoided at night otherwise you’d wake up the entire floor. We made do with the same towels all week. A fresh set of of both pool and bath towels would have been nice to have available. On arrival there were 3 x medium sized bottles of water and some grapes on the table for us. For the price you pay and the number of guests staying you would expect at least a couple of bottles of local wine so you can soak in that view before heading to the local shops to stock up on supplies. Overall though it was a wonderful holiday but there’s a few extra touches that could make it a little extra special for the money.

  11. Our third time at this villa - location is ideal, grounds are spectacular. Tiziana was totally responsive to all our needs - we had a plumbing issue, which she was able to resolve quickly. We hope to return in future years. --The wi-fi is not very good - and the password is long, complex, and not well displayed - we had to read it off the router. It's time for a modern mesh-type wi-fi system with a proper password! And the password should be prominently displayed with the other materials (maps, brochures, etc).

The location of the Villa as well as the garden and pool are phantastic however there are quite some shortcomings which are not acceptable considering the price we paid: - The bathrooms are on a very poor standard - The citchen outfit is minimal, there where even not enough wine glasses for 10 adults! - As we rented the villa for 18 people in total there is far not enough sunshade outside. In the pool area there should be at least 4 parasol and at the big table outside at least 2 parasol - The big table outside was covered by a plastic tablecloth which is a shame for such a beautiful place We would like to mention that Tiziana did a very good job and was always very helpfull when need arose

As an extended family taking our first holiday together for some time we anticipated that this Villa should exceed expectations...... the location did; once the entrance had been negotiated ( it is extremely tight up a very narrow lane). It would be helpful when providing information that this were made clear! We would describe the Villa as in an absolutely beautiful location but not suitable for any small children or people with any kind of physical disability! There are long staircases to access the Villa internally and even more to access the pool area! The photo's show this to some extent but the steepness is not clear! The hostess is fine and dealt with our few issues promptly but when we had an accident with a bench and a quote was instructed for repair we were surprised that our entire deposit was only just going to cover this! Very disappointing and a sad reaction, particularly when the interior of the Villa is 'faded' and does not match the exterior majesty. The bathrooms are very dated and require attention to details like shower curtains that don't fit; shelves that appear to be fitted are actually not secure..... I could go on but won't! The Villa was 'okay' best described as faded glory and could do with some tlc but the position is spectacular and the area beautiful!

  17. Wir haben die Tage in der Villino San Remigio sehr genossen. Mit Ihren Dienstleistungen für den Reservierungsprozess sind wir sehr zufrieden und haben uns gefreut dass alles einwandfrei geklappt hat. Die Aussicht und die Lage der Villa sind atemberaubend und der Garten sehr gepflegt und der Gartenangestellte ausserordentlich freundlich. Der Zustand der Einrichtung und die Sauberkeit der Villa lässt etwas zu wünschen übrig. Die Küche war nicht sauber, vorallem die Backöfen, die Abwaschmaschine ging zeitweise und die zweite war unbrauchbar. Ueberall waren Ameisen, sogar in den Schlafräumen. Einzelne Betten fallen Teile ab. Wir haben uns arragiert und trotzallem den Urlaub genossen. Es wird sicher ein Wiedersehen geben.

  18. The Villa San Remigio was beyond our expectations. The view was magnificant and the accomodations were as promised. I would make sure for future bookings that you tell renters to rent a car. The villa is at top of hill and virtually impossible to walk to town. Very narrow streets. The housekeeper was on top of all of our requests. I would recommend this villa highly and rate it a 9-10. The town of Palanza was lovely too although we didnt spend time there. We rented a bus (which had to pick us up in downtown Palanza, and toured Lake Como, Stressa and parts of Switzerland. We weren't disappointed! The views were absolutely spectacular from every corner of the villa. The grounds were well kept and the housekeeper was great. We had 3 full days at the villa and enjoyed it immensely. No one wanted to eat out as the views were incredible and no restaurant could beat it. Kitchen/dining room/living room were roomy and awesome and the pool was clean and gorgeous landscaped. There was an old church on the property where we witnessed a wedding out our windows. We hired a photographer for an evening to capture all of us in so many gorgeous settings. I would recommend this villa to anyone. It would be great for a family wedding on the property. The interior wasn't the most luxurious but it was clean, cozy and very charming. The exterior was over the top and we will never forget this beautiful Italian villa overlooking Lago Maggiore. The booking process was easy and I felt comfortable throughout the process. Would love to go back!

The accommodation: Villino San Remigio was the perfect location to host our friends and family from the United States during the week of our wedding in Pallanza. The villa itself was beautiful, with plenty of space for 7 different couples including children. The kitchen was big enough to entertain all the guests and allow for cooking, and the outdoor area provided enough seating for many outdoor breakfasts and dinners. The grounds were perfectly manicured and incredibly beautiful. We spent a lot of time down by the pool, which was big enough for a large crowd. We took full advantage of the beautiful yard - taking walks, doing yoga, playing yard games... it was all wonderful. We absolutely loved our week at Villino San Remigio and would recommend it to anyone looking for a magical house for a once-in-a-lifetime type of vacation. We already are trying to plan our trip back!! 2. Accommodation rating (from 0 to 10): 10 / 10 3. The region: Pallanza is a beautiful small town on Lake Maggiore with wonderful restaurants, shops, and bars and lots of attractions nearby. Throughout the week, we took the ferry to other places on the lake including Stresa and Laveno-Mombello, walked all around Pallanza and Intra, and took day trips to Como, Cannobio, Milan, and Switzerland. Pallanza is a perfect location to stay for a week - whether you want to stay in Pallanza all week or explore the surrounding area! 4. Booking process and local management: Mark and the NorthItaly Villas team was very helpful in the preparation. Since we were renting this villa as our place to stay for the week of our wedding, we were very anxious and wanted everything to be perfect. Mark was very helpful in answering all of our questions through e-mail and phone calls leading up to the week, and the groundskeeper was very communicative all week long. She was very flexible and worked around our schedule for check-in and check out, and didn't interfere with any of our fun all week long. A few nights we were even pretty loud late at night celebrating after the wedding, and she was very gracious with us, understanding this was a special vacation for us. The entire week surpassed our expectations in every way.

  20. "1. Accommodation - rating (from 0 to 10): 9 2. Accommodation - comments: The indoor and outdoor spaces were very generous with an historic character, true to the pictures on the web. The view was spectacular from pretty much every corner of the house and garden. Thoughtful basic necessities were also provided, which was very helpful upon arrival. There were ample dishes, cutlery, pots and pans etc. in the kitchen for our group of 16 people. Everything in the house was clean and in order and the garden and pool were well maintained. The Villino and grounds retain a gracious atmosphere of the past while still providing some modern amenities. We had a wonderful week of vacation at the house and would definitely book it again! A suggestion of providing bocce, crochet or badminton for the garden would be a nice accompaniment to the billard table. Also, something against mosquitos in the garden at night would be helpful. (only the plumbing system, lack of a/c, and plastic outdoor furniture detracts from a score of a perfect 10) 3. The region: We enjoyed the region with short outings to nearby towns. Pallanza with several restaurants and a few shops was walkable in 15 minutes, although the uphill walk took more effort. The lake beach club with cafe and lounge chairs in Pallanza was nice and also walkable. We drove several times to town and were able to find parking relatively easily. Intra, a few minutes drive away, was a larger town and offered a few more upscale shops and restaurants. The ferry ride to Stresa with stops at the Borromeans Islands en route, took 40 minutes . We found watersports, such as boats stand up paddle boards to rent nearby. Next door is a charming historic chapel with a fresco of Saint Remigio that we could view upon request. We didn’t venture out that far since because we were very content staying local. If we had more time, a day trip to the mountains and ziplining would have been fun. Overall, we found the area pleasantly friendly and unpretenious with several opportunities for fine dining within walking distance. The Ristorante Milano provided very accomodating service and an exquisite menu for dinner. 4. Booking process and local management: The typical booking prodedure went smoothly with quick responses to questions. Everything was fine with check-in/check-out and the the security deposit. The local management was excellent. Accomodating, friendly and helpful yet respectful of privacy. My whole family is grateful to Tiziana for making our great family renunion a great one!"

Accommodation rating (from 0 to 10): 9 Comments: --The grounds are really well maintained - which we appreciated and enjoyed. It made our stay more pleasurable --The pool is great and also well maintained - we used it every day. It would be nice if there were a few pool toys (inflatable tubes or floating lounge chairs) in the pool house. --The WiFi is not very good - coverage is spotty over the property. This is now easy and inexpensive to fix - recommend you remedy this. --Plumbing is functional but not great - water switches from hot to cold back to hot again during a shower. --There are not very many electrical outlets, and they don't all work. 3. The region: Region is great - one of the main reasons we returned. Specifically, it is too overcrowded with tourists - at least in early July when we were there. 4. Booking process and local management: All went very smoothly - Titiana was great to deal with."

  22. Terrie (USA): "Hello! Just getting over jet lag and back to work. My friends and I had a wonderful stay in Italy. The villa is an amazing place to stay with beautiful lake views. We had Simone prepare some meals for us and I can’t say enough about how great she is! A few things that would have made our stay even better: 1. A working oven. We like to cook and found this to be a disappointment that the oven did not work. 2. A clothes dryer. When traveling from so far and staying so long doing laundry is a must. The clothes washer worked great, but it took 2 days to dry clothes! 3. Clean towels at least midway thru the stay would be great. Again, tried to wash and dry but it took days for towels to dry 4. More dish towels in the kitchen. 5. Some way to play music! The management was quickly responsive fixing the problems we reported. (Clogged drain, heating issue) and the property manager was prompt and pleasant. I will definitely recommend this property to friends and family!!" Patricia (USA): "We had a lovely time and the grounds were beautiful. The inside of the house had a lot of cobwebs on the table legs that could have been dusted before someone stayed there. The bedroom I stayed in only had one light and no trash basket. I would help if there were tissues in some of the rooms also. The beds were alright. Some were a little hard. Over all accommodations were a 7. We hardly seen the property manager. She only worried about getting pictures of the Visas from everyone. Never really asked if everything was alright or we needed anything. Booking Process was good, no complaints about that. The area and the region was beautiful. People we met in the towns were fantastic and nice. Food everywhere we ate was very good. All in all we had a marvelous time. Thank you."

The accommodation: -Amazing villa with stunning views! Classic historic home with nice bedrooms and plenty of common space. The pool was pleasant with nice lounge chairs. The outdoor seating was great too with plenty of chairs for a large group. The grounds and gardens were beautiful and perfectly maintained. Kitchen was very modern with all needed cooking supplies and plenty of dishware. Two refrigerators and a separate freezer provided a lot of space for drinks and food, however, to note, they were a bit dated and weren't extremely cold. Both the housekeeper and gardener were the best! They were extremely responsive and always put a nice touch on their work (for example, fresh flowers from the garden upon arrival). We also had a flat tire in the driveway and the gardener sprinted into action and not only helped us find a new tire but also helped change it. Overall it was a great setup for our family vacation! 2. Accommodation rating (from 0 to 10): 10 3. The region: Great location. Close to town although a very hilly walk back up. Easy to get to from Milan. 4. Booking process and local management: Booking process was fine. Local management was excellent. They were extremely responsive and particularly friendly.   25. "Your villa was beautiful and your help throughout the process was great. We had more than enough space and the bathrooms and bedrooms were great. We were particularly impressed with the number of fans, really helped with sleeping. Dining equipment i.e. number of glasses and plates etc were brilliant however cooking utensils were not great. It was difficult to cook for our party at times due to the lack of sharp knives/wooden spoons and the such. We love to cook and did not eat out much so this may be a unique problem to our party. The pool was wonderful, the number of loungers and the parasols were perfect. All in all there really isn't much to improve on. We go on large family holidays every few years and everyone has said to me that we don't think we can top the experience we had at your villa. "

Die Möglichkeiten, die das Haus bietet, sind grandios, zum einen kann man sich durch die Wohnzimmer auch im Haus sehr gut aufhalten (sollte das mal angesagt sein), zum anderen ist die gesamte Küchensitustion der Anzahl der Gäste gut angepasst (Spülküche mit zwei Spülmaschienen, ausreichend und ansprechendes Geschirr und Gläser etc.) 2. Unterkunftsbewertung von 0 bis 10: Wir haben uns mit unserer Familie und unseren Gästen in Haus und Garten super wohl gefühlt: 10 von 10! 3. Region: Der Lago ist sowieso unser "Liebling", was soll man da noch schreiben 🙂 4. Reservierungsprozess und lokale Management: Die Abwicklung erfolgte reibungslos. Also for young children like ours some of the areas can be a little dangerous e.g. around pool and near stairs where there are sheer drops in places. 2. Accommodation rating (from 0 to 10): 8 3. Booking process and local management: Please pass on to the property owner that Tiziana and the gardener are both excellent staff. Tiziana was very helpful with everything we needed. Without being asked the gardener noticed we put up some barricades to stop the children reaching dangerous steps and he took it upon himself to build in some gates for the duration of our stay. Very attentive and impressive. Our only complaint was with the additional cleaning service we purchased. Unfortunately the cleaner did not complete the number of hours we paid for and did not clean the kitchen in either of the two visits. "

  29. The Villa San Remigio was beyond our expectations. The view was magnificant and the accomodations were as promised. I would make sure for future bookings that you tell renters to rent a car. The villa is at top of hill and virtually impossible to walk to town. Very narrow streets. The housekeeper was on top of all of our requests. I would recommend this villa highly and rate it a 9-10. The town of Palanza was lovely too although we didnt spend time there. We rented a bus (which had to pick us up in downtown Palanza, and toured Lake Como, Stressa and parts of Switzerland. We weren't disappointed! The views were absolutely spectacular from every corner of the villa. The grounds were well kept and the housekeeper was great. We had 3 full days at the villa and enjoyed it immensely. No one wanted to eat out as the views were incredible and no restaurant could beat it. Kitchen/dining room/living room were roomy and awesome and the pool was clean and gorgeous landscaped. There was an old church on the property where we witnessed a wedding out our windows. We hired a photographer for an evening to capture all of us in so many gorgeous settings. I would recommend this villa to anyone. It would be great for a family wedding on the property. The interior wasn't the most luxurious but it was clean, cozy and very charming. The exterior was over the top and we will never forget this beautiful Italian villa overlooking Lago Maggiore. The booking process was easy and I felt comfortable throughout the process. Would love to go back!

  30. 1. The accommodation: We loved staying at the Villino San Remigio. The house was in an ideal location - a reasonable walk to town, but with an amazing view of the lake. The house and grounds were well cared for; it really felt like we were living in a film. The beds were good, and the kitchen was well equipped. The pool was great - we spent a lot of time there. Our only quibble (and it is minor): the wi-fi was spotty. It is a big house, and coverage was inconsistent. It might make sense to upgrade the wi-fi to a mesh system at some point - they are not very expensive now. 2. Accommodation rating (from 0 to 10): 10 3. The region: This area was ideal for us. It had all the things we love about visiting Italy - amazing food, charming villages to explore - but had all the attributes of the lake and the nearby mountains. We were able to hike in the Alps after less than an hours drive. We also went mountain biking and canyoning. We expect to be back. 4. Booking process and local management: The booking process was very smooth and Northitaly Villas was very responsive. Tiziana was very welcoming, answered all our questions and explained all the features of the house. One suggestion: it would be easier if it were possible to make payments with credit cards or Paypal - it was a bit of a project to set up the wire transfer. We had a great time, and would recommend Villino San Remigio and Northitaly Villas without hesitation. We are busy planning our next trip!

  31. 1. The accommodation: Exactly as promised, beautiful house with lots of “soul” and charm – the garden is outstanding, spacious and will fulfill any demand. 2. Accommodation rating (from 0 to 10): We rate the house/garden 9 – from this we deduct the negatives from heating system -2, then we add the effort of the local housekeeper +1, ending up at a total of 8. Of course, if you go there during summer, when no heating is needed or required, you’re on 9. 3. The region: Very nice, plenty to do for all ages, small cozy villages, nice restaurants 4. Booking process and local management: Full focus, good response time, no problems, superior handling.

  32. De accommodatie: accommodatie is prachtig gelegen in een mooie parkachtige tuin met fraai zwembad.Scihitterend uitzicht over het Lago Maggiore.En......we hadden 7 zomerse dagen ! De sanitaire infrastructuur ( badkamers,toiletten etc.) onder de maat. Accommodatie score van 0 tot 10: 8.Sanitair onvoldoende. De regio:wij kenden de regio al en hebben niet voor niets gekozen voor dit gedeelte van Italië Boekingsproces en lokaal management: zonder enige flexibiliteit.Je kon het accepteren zoals zij het voorstelde en anders maar niet.De brochure in het Nederlands oogde niet professioneel en de informatie over de ligging van de lokatie was onder de maat.

  33. 1. The accommodation: The villa location on top of the hill is nice and the views are breathtaking. We loved staying at the villa and most of the facility was fantastic. The only negative was that many of the showers had old fashioned fixtures. The kitchen was well appointed and easy to use. We loved having dinner out on the terrace in the evenings. 2. Accommodation rating (from 0 to 10): 9 3. The region:Lake Maggiore, and especially Pallanza, was an amazing place to visit. The beauty of the lake was unparalleled and the people were welcoming and kind. We loved taking the ferry over to Stresa and having the walking path from the Villa to the downtown area was amazing. 4. Booking process and local management: The booking process was easy and the property manager was great. I think my only recommendation would be to have put us in contact with the local manager sooner with an email address and to let us know if she spoke English. We had a couple questions that we would have asked her, but didn't because we weren't sure if she would speak English, etc.

Accommodation rating (from 0 to 10): 8 - just a couple of problems such as one party member having a hard bed and another having a leaking shower and another a jacuzzi bath which didn't work 3. The region: Stunning. Accessible 4. Booking process and local management: Very good especially the emergency weekend contact and assistance when my brother in law went to the wrong villa!
